Bonded Warehouse Area Conversion: Gross vs. Net Usable Area

Start by separating two bases:

  • Gross (building) area: includes walls, columns, aisles, inspection zones and other shared areas; this is the area in the lease contract.
  • Net usable area: the clear floor area available for stacking goods after deducting shared areas — the rentable area.

Conversion formula: net usable area = gross area × utilization rate. Because bonded warehouses need gates, inspection zones and monitoring areas for customs supervision, utilization rates are usually lower than standard warehouses — a common industry range is 60%-80% (standard warehouses roughly 70%-85%). When receiving a quote, always ask which basis the unit price applies to: the same RMB 1.2/m²/day quoted on gross area vs. net usable area can differ by more than 20% in monthly cost.
